Is it too late to say 'Happy New Year' in mid-February?! After 3 years that felt like they blended together, I'm thrilled that this New Year really feels like a new year. The real estate industry is starting on a positive note: rates are coming down, inventory is growing and people are ready for change. For some, 'change' might mean going from renter to homeowner. For others, it might mean selling a beloved but outgrown starter home, finding a "forever home" or just a fresh start. As you very well know, real estate is not all rainbows and butterflies. On the macro level, recent news about the housing market has been mostly doom and gloom. On the micro level, sometimes we have to guide dear clients, friends and loved ones through difficult situations. For every client who calls their real estate agent with exciting news (like a growing family or new job), one calls with bad news (like an ailing parent or impending divorce). So... what to do when the doom and gloom in the news feels scary, but your too-small condo is busting at the seams? ...When you're scrolling through articles about how impossible it is to buy a home, but then see a friend post that they're "#blessed to have found their dream home!"? ...When your mom, a realtor in your hometown for 30+ years, says "it's a great time to buy" but your weird uncle says "the market is crashing"? My answer: ask an expert (from YOUR community)! I personally love picking the brains of the experienced local pros here in Boston! "We’ve seen the market shift dramatically in the past couple of years, but the overall trend in the Northeast (and Boston specifically) is still the same: low inventory means buyers need to be overly prepared and to move quickly. Speed and certainty stand out to sellers. The best strategy we’ve implemented to help buyers compete: underwriting our clients before they submit their offers. This provides 100% certainty of their ability to close, and allows us to close loans in as little as 8-14 days when needed (which is similar to the speed of cash transactions). Pending home sales and inventory in the Northeast is lagging behind the rest of the US, with pending sales not only growing more slowly than the rest of the US, but actually declining recently. |
